Grind and seal concrete flooring involves grinding the floor to the required level of exposure and then applying a top coat of sealant to lock in the finish. This process is more affordable to install , but does require regular long-term upkeep in order to keep the finish looking as good as new.

What is a Grind and Sealed Concrete Floor?

A grinding step is done with sand grinding machines that can precisely grind concrete floors. Next cracks and holes are put along the ground with appropriate patching material. The concrete may be brought back to its surface using finer diamonds to smoother the floor. If the concrete has become porous or does not contain contaminants then a third attempt to fill the hole and flush may become unnecessary. Harder, porous concrete often need multiple coats of seal.


Choose from a large variety of colors from neutral, earth tones to colorful concrete dyes and from neutral tones and earth tones to choose from a broad range of colors. The main factors that separate them are appearance, long service life and prices. Grind and seal leaves a quality finish that can be customised to the clients’ needs. We offer three main finishes, including matte, semi-gloss and high-gloss finishes. The level of stone exposure can also be determined during the grinding process. Depending on the look the client is aiming for within their home, we can reveal none, minimal or full exposure of the stone aggregate.


The process for grinding and sealing concrete flooring is simple. It utilises the above steps of concrete grinding and then an industry-standard sealant is overlaid on top of the ground flooring. The concrete is usually ground back to between 200 and 400 grit, then sealed with either an epoxy topical coating or polyurethane finish depending on the clients needs.

Difference Between grinding and polishing concrete

There are many benefits to choosing to grind and seal concrete flooring rather than polish it. It is much less labor intensive to grind and seal concrete floors than to mechanically polish it, meaning it is often cheaper to install. There is high abrasion resistance in grind and sealed concrete flooring, and because it is sealed with a non-porous surface, bacteria is unable to be harboured within the concrete. It is easy to clean and generally low maintenance, a simple mop will remove most stains and spills from the finish instantly.


However, there will be some future maintenance required as the sealer will wear off and the floor will need to be resealed. High traffic areas will require more maintenance, as high traffic will wear down the sealant over time. Depending on the application, the lifespan of the sealant could range from three to seven years in a residential setting, and even less in a commercial setting. This is an important consideration when deciding between polished concrete and grind and seal concrete flooring. These long-term costs need to be factored in, as maintenance of the sealant is a must. Failure to do so may lead to concrete damage, moisture damage, cracks and a loss of structural integrity. This may lead to costly repairs in the future.
